Same inspection as the residential one, timed for the window between an accepted offer and subject removal. If something big turns up, you still have room to renegotiate the price, ask the seller to fix it, or walk. I work to your timeline and get the report back fast so it doesn't hold up your dates.
You'll usually have the report the same day — the findings, the photos, and what I'd deal with first. Call or email once you've read it and we'll go through anything that isn't clear.
