How It Works

Three steps, start to finish

1

Book a time

Grab a slot online or call me. Tell me a bit about the place and you'll get a firm price, not a range.

2

I inspect the house

Two to three hours on site. I go through every system I can reach and photograph anything worth a second look.

3

You get the report

Usually in your inbox the same day. Read it over, then call me with whatever you want to talk through.

The inspector

Every inspection, done by me

I'm Diljot Deol. I run Akaal Home Inspections on my own, so the person you talk to on the phone is the one who shows up and writes the report. I check what can be seen and safely reached, flag what needs attention, and skip the sales pitch — I don't do repairs and I don't take referral fees.

Credentials

Licensing and training

Home inspectors in BC have to be licensed. Here's mine, plus the professional association behind the work.

Why Akaal

What you actually get

Five things I hear back from clients more than anything else.

1

The report lands the same day

Full write-up with photos, usually within 24 hours. Often it's in your inbox before you've left the driveway.

2

Nothing to upsell

I inspect, that's it. No repair work, no referral fees, so there's no reason for me to talk anything up.

3

Written in plain English

What's urgent, what to watch, and what's just a house being a house. No 30-page wall of boilerplate.

4

I'll walk you through it

Come along at the end and I'll show you what I found, or call me after you've had a chance to read it.

5

Modern equipment, every time

Every inspection uses a thermal (infrared) camera plus proper diagnostic tools — moisture meters, gas and CO detectors, circuit testers. The gear catches what the eye can't.

FAQ

Questions I get a lot

Two to three hours on site for a typical detached house. Bigger or older places take longer; condos and small units are quicker.
Everything I can see and safely reach: roof, exterior, structure, electrical, plumbing, heating and cooling, the attic and crawl space, insulation, interior, windows, doors, the garage, and safety items like alarms and GFCIs. It's visual — I don't open walls or take things apart.
You don't have to be, but it's worth it. Most people show up for the last half hour and I walk them through what I found. If you can't make it, call me once you've read the report.
Usually the same day, 24 hours at the outside. I'll give you a firm turnaround when you book.
It depends on the property — type, size, age, where it is. Send me the details and I'll give you the actual price, not a range.
It's the same inspection, timed for the gap between your accepted offer and subject removal. If something serious comes up you've still got room to renegotiate or walk.
Yes. For a condo I stick to the unit interior. For a townhouse I do the full interior plus the attic, crawl space, and exterior parts that are yours.
